Mid-Century Modern Cottage in Downtown Tipp City

This cozy cottage is dressed to the nines with midcentury flair! Vintage art and décor are paired with modern appliances and comfy furniture. You'll stay in a safe and quiet family neighborhood, two blocks from coffee, restaurants, and vintage shopping in adorable downtown Tipp City. Upstairs, there's a queen bed and two twins. Downstairs, a futon converts to a full-size bed. Note: We are close to the train! It's charming, but if you're sensitive to noise, you may want to choose another spot.

Good to know

This 1920s cottage has been recently renovated and completely updated. It includes two bedrooms on the second floor -- one with a queen bed and another with two twins. There’s also an office on the main floor with a futon that converts to a full bed, perfect for guests who don't do stairs. On the main floor, there's a full bathroom. There's a dining room, full kitchen, and a cafe table that looks out over the backyard and our nearby train track, ideal for "trainspotters." About that train ... it's charming, but if you're sensitive to noise, you may want to choose another spot! Have pets? They are welcome to enjoy our large (but unfenced) yard! Finally, you can expect all the amenities you would want: a dishwasher, washer & dryer, AC/heat, a hairdryer, coffee maker & coffee, and lots of blankets if you need to snuggle up on a cool evening.

Other Details to Note

We are one block from the train track. Watching the trains is pretty cool, but if you're sensitive to noise, this might not be the spot for you.

We loved Samanthas place! It was right near the center of town so we were able to walk everywhere we needed to. The home was clean and beautiful! Samantha had menus from local restaurants and recommendations printed out for us. She was very responsive to messages and very kind. Although the trains were pretty frequent, they didn't bother us at all. (Samantha does provide ear plugs!) Definitely will rebook if we come back!

Samantha’s place was perfect for my wife, our 1 year old and I. Commuting to Dayton was easy and I never ran into traffic. The cottage itself was renovated very, clean and extremely comfortable. Lots of light. Sitting on the porch to have coffee was quite enjoyable as the neighborhood is picture perfect. We were there for two weeks and the train wasn’t an issue. It can definitely be heard but we did not mind and we would Love to stay there again if ever in the Dayton area. Samantha was easy to communicate with and responds quickly and kindly. Her place is a gem.

We recently had a pleasant 2-day stay in a rental home in Tipp City. The house was in a nice safe area, conveniently located close to downtown. We enjoyed exploring the nearby restaurants, especially Coldwater Restaurant. Overall, we had a great time and would recommend this rental home to others.

I had a wonderful stay at Samantha’s place! It was clean, quaint, and cozy. Check in was easy. Parking was easy. The location is perfect and I could walk to all the shops and restaurants in town. Samantha is very responsive and helpful. She messaged me a couple times to make sure everything was ok and if I needed anything which was so nice of her! The train is close by but personally I loved hearing it and watching it! I would highly recommend staying at Samantha’s place if you are coming to Tipp City for a visit!

Great home in Tipp City in walking distance to shops and restaurants. Every room was spacious and clean with modern appliances (fully stocked kitchen and dishware). Ample blankets and towels. Also loved sitting out on the front porch in the morning and evening. Highly recommend this property. Thanks Samantha.

We loved this Airbnb, the host was very responsive and kind, she was available and flexible when I needed to extend my stay, the house was clean, tastefully decorated, it's a safe neighborhood close by all the little shops downtown. We loved spending mornings on the porch and watching all the little chipmunks and birds scurrying around. I'd recommend this place to anyone looking ☺️

Loved this cute little cottage and its easy access to "downtown" Tipp City, with its shops and restaurants. Lots of fun mid-century modern touches throughout the place. And Samantha is the BEST host. Very communicative, responsive, welcoming, and happy to help out whenever we needed anything. As other reviewers have noted, the house is very close (100 ft) to an active freight train line. The trains definitely added to the small-town Midwest atmosphere and we did get used to them. Samantha provided ear plugs, which helped at night!

We are: * a 10-minute drive from the Dayton International Airport * a 15-minute drive from the intersection of I-70 and I-75 * a 20-minute drive from the City of Dayton. The cottage is one block from Main Street, leading you to shops, restaurants, bars, coffee, and other activities.
